Site Configuration
The site is divided into 3 Main Precincts with different uses, densities and building typologies associated with them


Precinct 1: Ostia Gateway
This area provides two main points of entry to the island. Entry 1 offers seamless and direct access to the Waterfront Area in the North and Entry 2 will provide easier access to the private residential Estate. Between these points of entry, land has been allocated to the provision of all the servicing requirements of the Island.

Precinct 2 West: Ostia Estate
An exclusive, self-contained gated residential estate offering a range of plots for individual ownership and development of family homes, each within walking distance from communal amenities such as neighborhood parks, sports facilities and common access points to the water’s edge.

Precinct 3 North: Ostia Waterfront
Designed to promote an inclusive and diverse visitor experience, this is an active node of medium/high-density mixed-use activity including retail, offices and high end residential apartments along a dynamic promenade and small boat Marina basin.
